Industrial real estate in our region is an ever-growing and changing landscape, and our in-house commercial construction company, Bunnell Hill Construction, continues to keep pace with that growth. Below, you can learn about some of our completed industrial projects:
IDI Lakeland Logistics Center: Burlington, Kentucky
Bunnell Hill Construction completed the construction of a 330,000 SF distribution center with 35 dock doors and 2 drive-in doors for IDI Logistics in June 2021. This industrial building is the newest addition to IDI’s 31-acre Lakeland Business Park site in Boone County, KY. This sizable endeavor in commercial construction allowed The Schueler Group to solidify its company expansion into the industrial and commercial real estate markets of Northern Kentucky.
Melink HQ2: Milford, Ohio
Bunnell Hill Construction completed the construction of the Melink HQ2 30,000 SF office and warehouse and light assembly building in late 2019.
This is the second commercial development project we have built for Melink; we previously completed their first Headquarters (HQ1) in 2005. That previous facility was an example of sustainable “green” construction; it was Ohio’s first LEED Gold certified building and achieved Platinum status after completion. The new facility is a Zero-Energy building and will serve as a model for how to design and build Zero-Energy properties. Melink and BHC are showing the world that construction in industrial real estate doesn’t have to have a negative impact on the environment; industry and sustainability can go hand-in-hand.

Wild Berry: Oxford Ohio
BHC completed a 30,000 SF office and warehouse facility for Wild Berry in early 2019. Wild Berry, who manufactures and distributes incense, has been in a company expansion mode for the last decade; we previously completed a 20,000 SF expansion for them in 2011.
Wild Berry is one of our many repeat clients who tend to come back to us for projects like renovation, expansion or new building opportunities. We are proud to be the first choice for so many national clients, and always enjoy working with returning customers, because we get to see how they’ve grown and changed and how they plan on continuing to expand their business.
FedEx Facility: Oak Creek, WI
Bunnell Hill Construction completed the 156-door FedEx Freight Facility in Oak Creek, Wisconsin in late 2018. We are headquartered in Southwest Ohio and work primarily in the surrounding region, but that doesn’t mean we won’t go anywhere for a client! BHC broke ground on this Wisconsin commercial construction project on November 30th, 2017 and completed it on December 5th, 2018. The project was completed in the face of challenging weather conditions, with heavy rain and snow throughout the build that resulted in record precipitation for the area. But that didn’t stop our commercial general contractor; we developed the facility in just over a year despite all the challenges of harsh Midwest weather.
The project consisted of a 109,400 SF terminal building with 17,700 SF of office space, a 14,150 SF maintenance garage guardhouse, a fuel station, lube shed and guardhouse; that’s over 27 acres of poured concrete.
We are very proud of this project and grateful for the continued opportunity to work with FedEx Freight, not to mention the chance to expand our business into Wisconsin!

AAA Cooper Trucking Facility
Bunnell Hill Construction completed the AAA Cooper office terminal and drop lot project in the fall of 2018. This project included a 1,000 foot road extension, a 130 truck parking space drop lot, a 5,000 SF office, and a 22,000 SF, 57-door truck terminal.
AAA Cooper is a trucking company based out of Alabama who expanded their company facilities into our area to be closer to the Cincinnati/ Northern Kentucky International Airport. This was another project we enjoyed completing as we focus on the growth of business and commerce in our region. The Cincinnati and Northern Kentucky commercial real estate markets provide businesses an easy entrance into Midwestern industry.

FedEx Ground: Lebanon, Ohio
Bunnell Hill Construction built an 180,000 SF distribution facility for FedEx Ground in Lebanon, Ohio. In early November 2012, we were challenged by FedEx to improve the targeted completion date by one month, in essence moving the due date forward from March 1 to February 1, 2013. Recognizing the challenge our Team Leader, Project Manager, Superintendent and sub-contractors met to work out the feasibility of the request. With collaboration from all involved, the Project Team accepted the new due date and completed the project on time by February 1.
Taking on a challenge like this is something we couldn’t do if our group of companies didn’t offer comprehensive commercial real estate services. Completing an industrial real estate development project takes expertise, coordination and teamwork. And completing that type of construction 30 days ahead of schedule takes even more. Our in-house land development and commercial construction companies took off running, and worked closely throughout this process. We were proud to be able to use the skills of all of our divisions to deliver on this early due date.





Allied Crawford Steel: Franklin, Ohio
BHC completed an industrial renovation and addition project for Allied Crawford Steel in late 2017. Our construction team renovated an existing 69,000 SF warehouse and office building and added an additional 33,285 SF of warehouse space with a pre-engineered metal building. Pre-engineered buildings are another way our commercial general contractors at BHC are completing construction on large industrial properties with less environmental impact. Using pre-engineered metal buildings for industrial and commercial construction essentially eliminates waste at the construction site. It also greatly lowers equipment emissions because of the faster construction time and lessened foundational requirements.

Western States Machine
Our commercial construction company completed a 76,000 SF headquarter facility for Western States Machine in June 2013. Western States was founded in 1917 and is a national leader in the food and chemical industry. This new state-of-art facility has helped Western States continue their growth and puts them in a position that is poised for future company expansions. Bunnell Hill Construction and The Schueler Group love working on projects with companies who have also been staples in the Cincinnati region for decades, because we have the values in common of being invested in expanding industry in Cincinnati-Dayton and the surrounding areas.

Sensus LLC: Hamilton, Ohio
Bunnell Hill Construction completed a 32,000 SF production facility and administrative office for Sensus in mid-2010. Sensus is a national player in the food manufacturing industry and pulled in almost $2 million in revenue in 2019, so helping them expand their business into our region by building a new manufacturing facility was a great experience for The Schueler Group and BHC. Like Sensus, businesses looking to expand into the Midwestern markets are flocking to the Cincinnati/Northern Kentucky area for its convenient location and ever-growing industry.
Dr. Pepper/Snapple Group: Cincinnati, Ohio & Beckley, West Virginia

We completed a 63,000 SF office and warehouse building for Dr. Pepper Snapple Group in Cincinnati in mid-2014. This was the first project we had worked on with Dr. Pepper/Snapple Group, and the project had a very tight construction timeline. Our commercial contractors pulled out all the stops to get this project done on time and on budget.Dr. Pepper/Snapple is the number 1 favorite carbonated soft drink in the Americas with over 50 beverage brands within their portfolio. We were thrilled to work with them on this distribution facility!

Bunnell Hill Construction also constructed a new distribution facility for Dr. Pepper/Snapple Group in Beckley, completed in mid-2017. This 35,000 SF facility features over 3,500 SF of office and 31,500 SF of warehouse space. The Schueler Group works primarily in the Southwest Ohio and Northern Kentucky regions, but we also have clients in both the Midwest and Appalachia. This was our second project with Dr. Pepper/Snapple Group. We love working with repeat clients, as we get to know their goals and help with their business’ growth.
